FREE REAL ESTATE BOUNDARY EVALUATIONS AND CONSULTATIONS
A real estate investment can be one of the most significant purchases that a person
will make in their lifetime. An often overlooked aspect of this type of investment
is it’s location. As a land surveyor, I cannot begin to count the number of times
that my client has been astounded when they discover where their legal boundaries
actually are after they have purchased their dream home or parcel. Unfortunately,
this realization can lead to significant and unanticipated expense and litigation.
B.R. Lymangrover Land Surveying therefore offers, at no cost to perspective buyers,
real estate boundary evaluations, consultations and estimates. During this process,
we will review the preliminary title commitment and research previous records of
survey. If the parcel had been previously surveyed, often times the corner monuments
still exist, but have been hidden by overgrowth of vegetation. The recovery of these
monuments can be relatively inexpensive.
If the parcel has not previously been surveyed, we will do a site inspection,
review the legal description and adjoining legal descriptions and offer a no obligation
cost estimate to survey the parcel and file a recorded survey with the appropriate
jurisdiction. During this process, any occupation of land that does not conform
to the legal boundaries will be identified and noted on the survey.
